Mansion for Sale in Philippines: Everything You Wanted to Know

The Philippine luxury real estate market is one of the fastest-growing industries in Southeast Asia, so it’s easy to see why both locals and foreigners are interested in the mansion that is up for sale in the Philippines. Are you interested in a luxury home to live in or as an investment? Here are some of the things you need to know about acquiring mansions:

Prices vary wildly

It’s not unlikely for you to come across two mansions that are similar in terms of size and amenities, except that one is double the price of the other. The main reason behind this price difference is the location. A mansion for sale in the Philippines that is located in a provincial town will be millions of pesos cheaper compared to a mansion in Metro Manila.  Deluxe luxury homes in Metro Manila also differ in price depending on the gated community where it is located. For example, homes in Forbes Park or Dasmarinas Village in Makati City are far more expensive than mansions in Ayala Alabang.

Work with a brokerage service

You do not have to leave the comforts of your own home when searching for the best mansion for sale in the Philippines. You can just login to a brokerage service website and see the listings of all the luxury homes available. A good website will show you different photos, the floor plan, a comprehensive property description, and the location of the mansion. It should also list the contact person (broker or agent) to make the transaction easier and hassle-free for you.

Make all financial considerations

The listed price is typically negotiable. But, you also have to pay various legal fees and a membership fee if the property is in a gated community. If you are going to make modifications in a mansion that is situated in a subdivision, some developers ask for a cash bond before the start of the construction.

Set your requirements

If you are looking for a mansion for sale in the Philippines to use as your own home, you must be clear with your requirements. Think about the number of rooms and bathrooms you need, plus the maid’s room, living room space, veranda, porch, backyard, garden, and other amenities that you want in your home. By doing this, you can limit the number of choices and make the selection more manageable.
